About Sizing Sheet

Sizing Sheet is independent. It is not affiliated with, endorsed by or acting for HUD, FHA or any government agency, and it is not a HUD-approved lender. To deal with HUD itself, go to hud.gov.

Sizing Sheet is operated by Janover Capital LLC, a commercial mortgage capital markets advisory firm at 6401 Congress Ave., Ste. 250, Boca Raton, FL 33487. The name comes from the worksheet where an FHA loan is computed several ways and the lowest result sets the maximum, which is what this site tries to show you before you pay for an appraisal.

FHA’s multifamily rules live in a long handbook (the MAP Guide, last revised in March 2021) and the Mortgagee Letters and Federal Register notices that have changed it since. The sizer, chooser and program pages put the current versions in one place, with the source and date next to each number.

What we are and aren’t

We are not HUD, FHA or a HUD-approved lender, and nothing here is endorsed by either. Sizer results are estimates, not an offer of credit, a rate quote or a commitment. Janover Capital arranges commercial-purpose financing; it is not a bank or a direct lender, and it does not arrange consumer mortgages or loans on 1-4 unit or owner-occupied homes. When you send a deal through the inquiry form, it goes to Janover Capital and no one else, not to HUD, and a person there replies.

Keeping it current

HUD changes these numbers through annual notices (statutory limits each spring, high-cost percentages by Mortgagee Letter), premium notices and Mortgagee Letters. The figures here were last checked against HUD’s published documents on October 24, 2026.
